CZ1 ZONE OBJECTIVES

CZ1 - CORE ZONE OBJECTIVES

The site is zoned CZ1 - Core Zone.

 

CZ1 has the following zone objectives:

  1. Encourage a mix of predominantly commercial land uses that contribute to a diverse and active character.

    • This development proposes retail use, commercial space and residential uses to support the Gungahlin Town Centre. The proposed development provides opportunity for a range of commercial/retail that activates the ground level particularly the interface with the Tram line and stop that is flexible and adaptable to change.

  2. Provide for a range of conveniently located retail and service outlets.

    • The floor plates are designed to accommodate a range of sizes of retail and commercial spaces.

  3. Promote vibrant, interesting and lively street frontages including during evenings and weekends

    • The proposed development has been architecturally designed to deliver a high standard of amenity, retail amenity and provide a cohesive relationship with the residential uses above and the surrounding area and activation of the surrounding pedestrian spaces.

  4. ​Encourage an attractive, safe and well-lit pedestrian environment with convenient access to public transport.

    • The proposed development has been architecturally designed to deliver a high standard of public spaces and pedestrian routes with uses that activates the ground level particularly the interface with the Tram line and stop that is flexible and adaptable to change. Common areas are designed with attractive landscaping and outdoor spaces for enjoyment, relaxation and socialising.

  5. ​Maintain and enhance a high standard of urban design through use of sustainable design and materials and ensure that buildings retain a high level of design consistency and compatibility.

    • The proposed development will deliver a scheme with a Sustainable Vision which is centred on four Key Initiatives:

      • Occupant Experience

      • Passive Strategies

      • Whole of Life Carbon emissions

      • Design for Longevity-off.

  6. ​Provide opportunities for business investment and employment

    • The proposed development provides a commercial and retail offering and will provide an array of employment opportunities.​

  7. Maintain and enhance environmental amenity.

    • The proposed development has been designed to incorporate attractive, safe and well-lit and connected pedestrian footpaths with the crime prevention principles in mind. The proposed development is accessible and permeable for future users allowing to access all of the sites’ frontages. 

  8. Promote the establishment of cultural and community identity that is representative of, and appropriate to, the place

    • The proposed development has been architecturally designed to deliver a high standard of amenity, retail amenity and provide a cohesive relationship with the surrounding area and activation of the ground floor plane and the surrounding pedestrian spaces. ​The development intends to be to support the larger goal for Gungahlin to be an attractive and desirable place to live in the Town Centre context through quality Unit designs, inclusion and finishes that are functional and appeal to people through generations. 

  9. ​Promote active living and active travel.

    • The site is afforded excellent proximity to the Gungahlin Town Centre and the supporting public transport existing in the area. Active travel and active living are supported by the proximity of the well-established cycle network and permeable landscape design proposed on-site which provides spaces for recreation of users within the development. ​The site is located on the Tram Line and adjacent to its most central stop, connecting the Town Centre to Canberra City. The development identifies and becomes a recognised destination point within the Town Centre.

  10. Provide a high quality public realm by facilitating active uses on ground floor level that connects with the wider open space, pedestrian and cycle networks to promote active travel and active living

    • The proposed development has been designed to incorporate attractive, safe and well-lit and connected pedestrian footpaths with the crime prevention principles in mind. The proposed development is accessible and permeable for future users allowing to access all of the sites’ frontages. ​
