PROPONENT AND PRECINCT
The proponent, Benchmark Projects, is proposing a mixed-use development on the site.
The proposed site is Block 6 Section 2 Gungahlin and is located at the corner of Gribble Street and Anthony Rolfe Avenue.
The site is identified as a mixed-use site within the Gungahlin Precinct Code and is zoned CZ2: Business Zone.
The proposed mixed-use development is located within the north -west corner of the Gungahlin Town Centre with easy access to services and public transport including the Light Rail and bus network.
The proposed development forms part of a single-stage development for the subject block with consideration for future development of adjacent blocks.
PROPOSED DEVELOPMENT
The proposed development includes a single building occupying the majority of the site extent by using the limited size of the Block optimally.
Previously approved development rights permitted a 12-storey building on the property; however, the proposed development consists of an 11-storey building only.
The proposal includes commercial accommodation use - class 3 (approximately 45 units) and a single commercial tenancy and/or community use. The building is also proposed to include a single basement level.
The proposed development will integrate with the surrounding development character in the area. The proposal incorporates high-quality design and materials aimed at bringing appropriate development to a prominent corner location within the town centre.
BUILT FORM
AND DESIGN
The proposed development includes 1 building built on a single basement with level 1 partially buried due to the slope of the site.
The building form extends in a single structure from the basement level with some architectural design elements on the façade to give the building character and presence on the prominent corner site.
The building is proposed to include a combination of lighter, earthy tones/exposed precast concrete accented with darker window- and door frames and large glass windows on the ground- and first floor commercial/ community spaces. The commercial/ community spaces create active street frontage along both Anthony Rolfe Avenue and Gribbles Street frontages.
The differentiated upper-floors' class 3 commercial accommodation uses strong, contrasting colour palettes accentuate the façade, with some wood-paneling-look accents on balcony areas.
Thin vertical metal balustrades will be used to enclose upper floor balconies.
Some boxed window pop-outs are proposed to define certain windows as architectural elements on the façade.
