CZ2 BUSINESS ZONE OBJECTIVES
 

Block 6 Section 2 Gungahlin is zoned CZ2 - Business Zone.

 

CZ2 has the following zone objectives:

  1. Provide for office and business sites that are accessible to public transport and convenience retailing and services.

    • The proposed development introduces residential accommodation into the commercial sector so as to accentuate pedestrian activity and facilitate greater activation of the existing commercial sector. The site is supported by an existing transport network surrounding the site.

  2. Provide a diverse range of accommodation sizes and locations for offices close to the retail core.

    • The floor plates are designed to optimally utilise the limited site area while offering complimentary commercial/community space within the building and convenient access to support services in close proximity.

  3. Encourage provision of convenient outlets for goods, services and facilities to meet the needs of the workforce.

    • The proposed development has been architecturally designed to deliver a high standard of commercial amenity and retail amenity as well as provide a cohesive relationship with the neighbourhood and surrounding uses.

  4. Create vibrant lively pedestrian routes and public spaces.

    • The proposed development has been architecturally designed to deliver a high standard of public spaces and pedestrian routes.

  5. Ensure a high-quality urban environment through use of sustainable design and materials and maintain a high level of amenity for employees and the public.

    • Sustainability principles and measures proposed for the development suit the various functions proposed on the site.  General principles that apply to the proposal include the consideration of renewable energy sources such as solar power. The provision of natural light to reduce the reliance on artificial light. Rainwater harvesting measures. Some sun shading integrated into the building facade to reduce solar heat gain in places. Other measures such as the inclusion of energy efficient fixtures and fittings will be provided.

  6. Promote active living and active travel.

    • Active travel and active living are supported by the proximity of the well-established cycle network, bus stops, and the light rail stop which provides access to local amenities and supporting community facilities in close proximity.​

  7. Provide a high-quality public realm by facilitating active uses on ground floor level that connects with the wider open space, pedestrian and cycle networks to promote active travel and active living.

    • The proposed ground floor commercial uses also create active frontages along both street fronts.

  8. Encourage an attractive, safe, well-lit and connected pedestrian environment with convenient access to public transport.

    • The proposed development has been designed to incorporate attractive, safe, well-lit and well-connected pedestrian footpaths with the crime prevention principles in mind.
