SITE OVERVIEW
AND PROPONENT

The site is located on Blocks 2, 3, 4 and 5 Section 14 City. Each block has an area of circa 278m² providing a total site area of 992m².

Section 14 is bounded by two main pedestrian areas, namely Petrie Plaza to the north and the City Walk to the east. Section 14 City features a perimeter block structure, with the subject site having a rear frontage to an internal common parking and services area that is shared with the other sites within the section, accessed via Ainslie Place to the south.

The site benefits from having excellent access to public transport via the nearby bus interchange and Northbourne Avenue Light Rail stop.

The site is surrounded by notable civic and cultural landmarks including the Legislative Assembly, Canberra Theatre and the Canberra Centre shopping centre.

PROPOSED DEVELOPMENT

The proposed development includes a commercial building of 14 storeys (maximum height of RL617m) with four levels of basement parking.

This proposal includes:

  • Construction of a single building of 14 storeys height with total GFA of 10,102m2 including:

    • Ground level lobby active retail uses

    • Upper level commercial tenancies

    • Four levels of basement carparking areas with a total of 80 spaces

  • Associated site servicing and public realm landscaping

Design
Intent

The building is flexibly designed to accommodate a range of tenants including a government department and other commercial occupants on a floor-by-floor basis; or can be configured allow occupants to configure floors into smaller tenancies.

The new building will positively contribute to the quality of building design within this part of the City and is consistent with the changing architectural character within the precinct.
