AND PROPONENT
The proponent is redeveloping Block 2 Section 198 Belconnen for a mixed use development.
The site has had a sub-division recently approved with the proposed development located on the Ibbot Lane side of the block as shown later in this document. (final block numbers are still being finalised)
The site is located approximately 1km away from Lake Ginninderra and Westfield's shopping centre.
Classified as CZ3 Services Zone under the Territory Plan 2008, the site may be suitable for a variety of uses such as multi-unit residential, childcare centre, medical, community use , shops, restaurants, non-retail commercial use and commercial accommodation.
PROPOSED
BUILDING
The proposed development includes the construction of two (2) L-Shaped buildings that are 5 storeys high with an attic level, lower ground level and two basement levels.
The Ground level will consist of retail facilities, waste collection and service rooms while the lower ground level will have health care facilities and a well being centre. The basement levels will house a gym, pool, and cinema as well as storage, services and other facilities.
The above ground level consists of 300 Built to Rent (BTR) apartments and a 50-room hotel.
BUILT FORM
AND DESIGN
The two buildings are separated and built around a plaza, courtyard and gardens arrangement that provides thoroughfare access through the subject site connecting Market Lane to Ibbott Lane.
The proposed landscaping scheme incorporates both soft and hard landscaping elements to provide for a high level of amenity with opportunities for active and passive outdoor recreation and relaxation and connection with the public realm and adjoining sites.
The proposed development continues to enhance and activate this important site within the Belconnen Town Centre. It provides a visually appealing building with strong linkages and permeability to the Markets site (currently under redevelopment) with easy access to public transport
